The MSIExpress Office Buildout project involved the design of complete mechanical,electrical and plumbing systems for a new office and warehouse support facilityin Geneva, Illinois. The project includes open office areas, conference rooms,break rooms, trucker lounge facilities, and associated utility areas. The MEPdesign was developed by 3S MEP+S to provide an efficient, code-compliant, andmaintainable building systems solution while supporting the operationalrequirements of a modern facility.

Themechanical system was designed around multiple high-efficiency packaged RTUserving the office and warehouse support areas by 3S MEP+S. A complete airdistribution network with ventilation strategies were designed to maintain therequired airflow rates and pressure relationship within the facility. Thedesign also incorporates balancing dampers, programmable thermostatic controlsto support the efficient operation and energy performance. The HVAC units arecoordinated with the structure and architecture discipline to ensure seamlessintegration. All mechanical systems were designed in accordance with applicablebuilding, mechanical and energy codes.

The plumbingdesign provides a complete domestic water, sanitary waste, vent and natural gasdistribution. Multiple instantaneous and electric water heates were incorporatedto ensure reliable hot water delivery to various building zones. Dedicated hotwater recirculation pumps and circulation piping were provided to maintain usercomfort while improving water efficiency. The plumbing systems were coordinatedwith architectural and structural elements to maximize accessibility andserviceability. A dedicated natural gas distribution system was designed toserve multiple rooftop HVAC units throughout the facility in accordance withthe International Fuel Gas Code (IFGC). Gas pressure regulation, ventingprovisions, shutoff valves, and equipment connections were coordinated toensure safe and reliable operation.

Acomprehensive electrical scope was developed, encompassing the design oflighting systems and power distribution networks in accordance with NEC andIECC requirements. The lighting system was designed with energy-efficientcontrol strategies utilizing occupancy sensors, vacancy sensors, and time-basedscheduling controls to optimize energy consumption and comply with applicableenergy codes. The power distribution system was integrated with the existingelectrical infrastructure while maintaining system reliability and operationalefficiency. Detailed engineering analyses were performed, including voltagedrop calculations, load assessments, and ETAP fault current studies todetermine the required SCCR ratings of electrical panels and connectedmechanical equipment, ensuring compliance with applicable codes and standards.Overall,3S MEP+S delivered a coordinated and code-compliant MEP design for the DallasMetro Church project, supporting the facility’s present operational needs whileallowing flexibility for future growth.

TheMSI Express Office Buildout was developed as a fully coordinated MEP designsolution that supports operational efficiency, occupant comfort and codecompliance. Through close coordination between architectural, structural, andMEP disciplines, the project delivers a practical and energy-efficient buildinginfrastructure tailored to the needs of a modern facility.
