The NexGen BuildingRemodeling project involves the upgrade of an existing vacant facility, whichis being converted into a manufacturing warehouse to meet current operational,environmental, and energy efficiency standards. The scope includes improvementsto production areas, support spaces, and utility zones, aimed at enhancingoverall system performance, safety, and occupant comfort.
The remodelling approachemphasizes optimized environmental control, energy efficiency, and compliancewith updated building codes and industrial requirements. The overall objectiveis to create a high-performance facility that supports advanced operationswhile maintaining flexibility for future expansion and upgrades.
3S MEP providedcomprehensive mechanical, electrical, and plumbing (MEP) design services forthe NexGen Building Remodelling Project to ensure seamless system integration,operational efficiency, and safety. The design scope included ventilationsystems, heating and cooling solutions, power distribution, and specializedenvironmental control systems tailored to industrial and productionrequirements.
The mechanical designfocuses on key functional areas including the compressor room, productionzones, and warehouse spaces. A dedicated compressor room ventilation system isdesigned to effectively remove excess heat and maintain safe operating conditions,ensuring equipment reliability and longevity.
In production areas,efficient heating and cooling systems are implemented to maintain controlledenvironmental conditions required for both manufacturing processes and occupantcomfort. The design ensures stable temperature conditions that support operationalconsistency and performance.
Additionally, adedicated dehumidification system is integrated within the production zones,incorporating desiccant dehumidifiers to maintain strict humidity controlrequired for sensitive manufacturing processes, including paintballmanufacturing rooms. This approach ensures product quality, process stability,and reduced risk of moisture-related defects.
The warehouseventilation design ensures proper air circulation, temperature management, andremoval of contaminants, contributing to a safe and efficient workingenvironment. Electrical and plumbing systems are designed in accordance withapplicable codes and standards, with precise load calculations, detailedlayouts, and construction documentation. The overall MEP strategy prioritizesenergy efficiency, system adaptability, and long-term operational performance.
The Electrical BIM scopefocuses on documenting a data-rich power distribution network andhigh-efficiency lighting infrastructure for heavy manufacturing machinerywithin the existing facility structure. The scope mandates the development ofdetailed single-line diagrams (SLDs) and fully integrated panel schedulesspecifying voltage, amperage, and circuit calculations for the main serviceentrance, switchboards, transformers, and sub-panels. Power plans encompass theprecise mapping of heavy-duty cable trays and primary conduit banks feeding thecompressor room and manufacturing zones, alongside localized electrical dropsand disconnect switches for production machinery, desiccant dehumidifiers, andprocess water pumps. Because the design utilizes two-speed motors with manualrotary switches and self-controlling EC motors, all power plans and SLDsstrictly omit the space, upstream wiring, and panel capacity typically requiredfor external VFDs and potentiometers.
Furthermore, the scopeincludes comprehensive lighting plans mapping out high-efficiency industrialhigh-bay LED fixtures, emergency egress illumination, and their respectivebranch circuiting. Lighting controls are fully decentralized and managed wirelesslyvia Bluetooth
enabled fixtures and anassociated mobile application, which eliminates traditional lighting controlpanels, contactors, and low-voltage control wiring from both the physicallayouts and schematic diagrams. To ensure regulatory compliance, the power plansmust incorporate explicit code-required working clearance volumes around alldistribution equipment, ensuring a seamless installation that is fullycoordinated with the facility's heavy operational loads.
The scope included code-compliant restrooms and breakroom facilities,manufacturing floor hose bibbs, and a high-pressure gas piping network withpressure regulation, isolation valves, and safety provisions. A dedicated 180°Fwater heating system served dual purposes, supplying precise process water tomanufacturing units and supporting equipment wash-down cycles backed by anintegrated filtration system to eliminate mineral content and protect productquality. For drainage, a resin-based sump pit and pump system managed processeffluent from wash cycles, fully segregated from the sanitary system, with castiron piping specified throughout to handle elevated discharge temperatures andensure long-term durability.
